Works: This 7 story building of concrete frame with rain screen cladding and brickwork consists of 130 Units within two blocks, 77 rental, 53 Shared Ownership, including the commercial space and a completed Church Hall to the ground floor, all delivered to meet the requirements of local people and planners as part of the Heart of Maylands regeneration project overhauling the Maylands industrial area within Hemel Hempstead
Prior to main tender BPM oversaw separate demolition of existing buildings and instructed further Geotechnical surveys in an attempt to de risk elements of the scheme and provide OJEU tenders with sufficient information to allow accurate tendering
BPM undertook Project Management, Principal Designer and Site Inspection services and interpreted the client brief to prepare the Project Plan, Cost Plan, Master programme, Risk Register and performance KPIs used to monitor the projects performance. During pre-tender period the design was interrogated to ensure clear information was provided to bidders
BPM managed the design process from inception through to obtaining detailed planning consent prior to tendering the project through the OJEU process. The Risk Register identified STATS as a priority so we compiled and managed an enabling works package that included STATS order completed prior to letting the main contract. During the Post contract process a number of changes were required due to opportunity for the client to increase the commercial value and Building Regulations issue relating to ACM panels. During all these issues BPM proactively engaged with the project team to achieve their requirements and deliver a quality project on time and within budget that exceeded the clients expectations for this landmark development.
